Q: My husband and I found a house to rent on MRIS listings. We contacted the listing agent, took a tour of the property, and filled out an application. Along with the application we were required to submit an application fee and deposit of 1 mo rent. Should the application be rejected, we would have our deposit returned. We submitted the materials on a Saturday, and it has now been 9 days. He said the application was approved, but only after we called him repeatedly, and the property is still showing as active. We still have not heard from him regarding the lease.
I am starting to become very concerned. Unfortunately this is the first time we have applied for a private rental, and maybe we should have been a little less naive. I just want to know at what point should I be legitimately concerned and pursue different action.

A: If this real estate agent does not address your questions promptly and you are having doubts (rightfully so) as to the validity of this agent?s actions, then contact the broker-in-charge/principal-broker of the brokerage with whom he/she is affiliated. Best of luck.

A: I am hoping you get some VA answers to this, however I can let you know how it?s done in California. Normally, you will work with your own agent to find a suitable rental. You will provide a Credit Application with references, and a lease application with the offer to lease. If and when your application is accepted, you then provide the deposits to the landlord. Money is given to the brokerages, not to any individual person. The Brokers issue checks to the seller and commission to the agents.
